The longer you have lived in your home the more things you will have acquired. The intent of this Top 10 Tips for Successful Home Staging is to help you save TIME, MONEY and ENERGY.

In preparing your house for selling you need to take a step back and have the mindset that this is no longer your home but your investment for your future. You want your home to have broad buyer appeal to your target market. Following these 10 Tips for Successful Home Staging will help you sell your house sooner and possibly for more money than if you did not prepare it for selling! Remember most people want to move into their new home without having to make updates to it.


1. CURB APPEAL

Stand back and view your home as if you were seeing it for the first time. This is the ‘first impression’ stage. Depending on the season you may want to have pots of colourful and attractive flowers to greet buyers; a clean and inviting door mat; new and shiny door handles and/or knockers; a freshly painted door.


2. DECLUTTER

Start your pre-pack as soon as possible. You need to decide what you are going to keep, give away, sell or throw away/recycle. Many clients will rent storage lockers or have pods delivered so they can start to clear out what is not going to make the house look good.

You would think this one is common sense but let me assure you, I wish it was so! 1 WEEK PRIOR TO COMPLETION:
Make appointment with your chosen lawyer/notary to complete the required transfer and/or mortgage documents
Lawyer/notary will advise the buyer of the exact amount of funds required for closing on a statement of adjustments (purchase price, adjustments, property transfer tax)
Lawyer/notary will advise the seller of the net proceeds to be received on a statement of adjustments and how to obtain their excess deposit cheque (from the lawyer/notary or from my real estate office)
At your appointment with your lawyer/notary, review the Statement of Adjustment to determine that you are receiving the correct amount of money

COMPLETION DAY:
Transfer documents registered at Land Title office
Respective lawyer/notary will call their clients to advise of registration number
Realtor Conveyancing will be advised of registration number to evidence successful closing
Excess deposit cheque will be issued to the sellers by the buyer’s real estate company or the buyer’s lawyer/notary (an amount equal to the amount of the buyer’s deposit less the realtor’s commission + GST). If issued by the buyer’s real estate company, this may take a few days to receive, depending on the company’s procedures
Cheque for interest, if any, on the buyer’s term deposit will be issued to the buyer
Buyer will receive keys at noon through their agent
Seller will leave their extra keys, garage door remotes and any instructions and / or manuals on the kitchen counter

Think about the things you want to be packed together. Organize your possessions so that the cartons can be labeled with the contents and according to the room in which they will be placed in your new home.
Decide what to move and what to give away. (Some goods could be donated to charitable organizations, arrange for pick-up)
Put 2 different colours of stickers to show which items will be moved and which will not.
With the items to move, label the room it is to go to. Have a garage sale!
DO NOT PACK watches, jewellery, money or important documents. Take these articles with you.
Arrange to have the telephone disconnected (but ensure that it's not until after loading day) and hook-up telephone in your new home.
Arrange to have utilities and appliances disconnected.

2 WEEKS BEFORE
Recruit moving-day help
Arrange cleaning people
Return library books and anything borrowed from friends and neighbours.
Take care of bills, stocks and investments.
Plan and measure where your furniture will be placed in your new home.

1 WEEK BEFORE
Arrange for delivery services to be discontinued - newspapers, magazines etc.

JUST DAYS BEFORE
Pack luggage.

ON MOVING DAY
When all goods have been loaded, make a thorough check of all rooms, attics, basements, closets, cupboards and behind doors. It is your responsibility to make sure that nothing has been overlooked or loaded into the van in error.
Empty and thoroughly clean refrigerator
Make sure the freezer has time to defrost

Dresser drawers:
Dresser drawers can be left filled with light clothes and linen
Remove all valuables and items that could spill

SAVE TIME
If you have a concern for time, move the smaller items from the basement or upstairs to the main floor before moving day if possible.
Carry back yard items to the front so that they can be easily loaded onto the moving van.

PREPARE YOUR HOME FOR MOVING DAY
Tie back gates, screen doors and remove doors if necessary.

RESERVE ELEVATORS
Reserve elevators with apartment manager and check to see if the apartment can pad the elevators for you.


PREPARING YOUR HOME

The way your home is presented can have a huge impact on buyers in many ways - such as:
Getting a buyer to want to view your home.
Deciding on your home over others in the same price range.
Influencing the amount of the offer.
The things that influence their buying decision are general cleanliness, appealing kitchen and bathrooms, good storage and a feeling of spaciousness and light.Many people are too busy these days to undertake any major revamping after having bought a home. You will attract more attention and better offers with a nicely presented home.
Use neutral colours, refrain from any eccentric design ideas and clean everything. Exterior
Remember that potential buyers will be arriving through your front door. Many homeowners use the back entrance and forget to check what kind of impression visitors are getting.
Take a walk around your neighbourhood and look at homes – note what looks appealing and what doesn’t. Try and look at your house as if you are seeing it for the first time and ask yourself – does it look like a home that has been looked after properly?
Invest in some nice flowers or hanging baskets to add colour and interest to the front entrance – these will also make your advertising photographs look more appealing.
Make sure that the driveway is clear, the front pathway is swept clean of leaves and dirt, gardens are weeded, hedges trimmed, any dead/dying plants removed and any lawns are freshly cut.
Ensure the front door (particularly the door knob) is in good repair with fresh paint and opens easily, invest in a nice new mat and if you have a porch maybe place a chair there if space permits.
Is the roof in good repair? This is a major consideration for most buyers. If you undertake any repairs, have receipts ready at hand or give copies to your realtor. Clean gutters and repair any leaks.
Make sure garbage, toys, newspapers, yard tools or any refuse or clutter is taken away from outside the house.

Interior
Now that you have the potential buyer’s attention and they are inside your home, you need the first impression to be a good one. Remember your house needs to look clean, smell good and feel spacious and light.
Walk inside your front door and take note of what you first look at. Is it appealing? If you look at an unsightly view or into a bathroom, you need to attract focus elsewhere.
You can do this with accessories like a bright painting or flowers.

Unclutter your house:
Leave space between objects to create an impression of spaciousness, pack up half of the things in your cupboards, you will have to pack it up anyway so why not get a head start? Buyers will look in the linen cupboards, closets, and kitchen cupboards etc., so make sure they can envision room for their possessions.
Remove objects that you may have too many of – one or two family photographs on a cabinet is nice but 10 or so jammed together just makes the room look smaller.
Remember when displaying objects such as vases, ornaments or candles that groups of 3 and 5’s are more appealing to the eye than even numbers.
Rearrange furniture for easy traffic flow.
Replace worn rugs or small pillows.

Clean everything:
Fingerprints on doors and door knobs.
A fresh coat of paint can do wonders to freshen up a house. Remember to use neutral colours such as creams, white and beige. Any bright colour like red may put buyers off as they will have to repaint if it is not their taste. Clean windows and make sure blinds are dust free and that curtains are clean.
Make sure hardwood floors, tiles or linoleum are spotless and carpets are stain free. If carpets are badly worn you may want to consider replacing them or removing them if you have hardwood underneath.

Kitchen and Bathroom:
Kitchens and bathrooms are the two most important rooms when attempting to capture a potential buyer’s interest
Make sure all appliances are spotless and in good working order. Fix any leaky taps, loose hinges, etc.
Get any appliances off the counter tops and pack away those you only use occasionally to give you more cupboard space.
Clean out old packets of food – this will also give you an early start on your packing.
Make sure everything is spotless, especially places like mold around showers and bathtubs.
Make sure all personal toiletries are put away.
Replace any old mildew-laden shower curtains or liners.

Windows
Make sure all windows and blinds are clean. Check for cobwebs.
Wipe down windowsills
If you have an unsightly view, cover the window in sheers which will still allow light to come in and focus attention elsewhere.

Odours
Pets – wash all pet bedding and keep litter boxes and food dishes clean.
Garbage – make sure the can is free of odour and the garbage always removed

Get inspections and keep receipts A good idea is to keep any receipts from any repairs or inspections you have had completed.
These may include things such as:
Fireplace cleaning
Furnace/heating inspection
Roof repairs
Plumbing
Any guarantees for things such as a hot water tank.
Remember that it is easy to feel that you do not want to do any work on a home you are leaving but it will pay off in the form of a better offer, making the extra effort very worthwhile
